Going ahead of ourselves a bit tho...Lets get the Dog warden in first to take the Doggies away then start thinking about what we can do ....dig down or dig up
moving the clan stand closer to the pitch...materials are there just need to take it down and put it back up....job done on one side!!!

Getting rid of the dog track doesn't sort all the problems though, while it means a stand could be built in closer proximity to the pitch there would definately be a height restriction in any planning permission recieved for any new stand on the Main Stand side.
One solution if a complete development of the ground could be financed would be to lower the pitch height, which in turn would enable any replacement structures to have lower foundations and increase the size of the stand without breaching any height restricition. Would also help with the problem on the Clan Stand side.
Yeah, the main stand is not fit for purpose. For the size of the structure it accommodates far too few people. The Clan is grand.
Pretty sure they did this with the Aviva due to the houses nearby to minimise the shadow from the stadium, lowering the pitch level by a couple of metres. All comes down to the Water Table whether it's feasible.
Water table is highly unlikely to be an issue seeing as it is at the top of a hill. More likely it could be very expensive to go down because of bedrock. I can't see it being a runner.
Pearse Stadium stand holds 8k and it managed to get planning in a residential area. I can't see how there would be any need for anything bigger than that.

Pretty much what I was going to say, lob in the under soil heating while we are at it. Can't see the dog track going anywhere in the near future. Must say, it is some change over a couple seasons ago when we were awaiting our fate, and now we can dream of being the sole tenant of the sportsground and look at complete redevelopment.

IMO - yes.
Also, with the way land prices have gone, the prospect of getting a deal where you'd swap the Sportsground site to a developer who'd build you a new stadium out of town is gone for the foreseeable future.

I'd say with the money that has been sunk into its redevelopment they are not leaving anytime soon, but it would be good business to explore their options for 5,8,10 years down the road.
